About The Project:

Twelve Charles II Street is located in the core of London’s West End at the corner of Charles II Street and Regent Street. The building has been redeveloped and provides 53,000 sq. ft (4,925 sq. m) of high spec Grade A air conditioned offices.

The project consisted of a total refurbishment following extensive structural alterations. It now provides eight floors of office space, together with a ground floor retail area and reception, basement car park for 17 vehicles, motorcycle parking, storage and lower basement, and roof mounted, plantrooms.

Derry Building Services were responsible for the design and build of the mechanical and electrical services along with the public health, sanitaryware and rainwater installations.

The Works Involved:

Four pipe fan coils were installed to the floor plate ceiling voids, complete with associated primary and secondary supply air systems, primary extract systems and 2-port energy efficient chilled and heating circuits.

LG7 compliant lighting and power busbar were installed to serve the office floorplates along with fire alarm systems and security to each floor.

The lower basement plantroom houses the main boiler, hot water generation and cold water storage plant, together with main BMS HVAC control panel and air handling plant.

The main incoming electrical intake room and LV switch panels are housed in bespoke plantrooms at basement level adjacent to the main car park which is served with a dedicated sprinkler system and fully automatic car park extract system.

The roof plantroom houses the main chiller plant and associated pump sets, toilet extract systems, lightning protection services and dedicated core area smoke extract systems.

External feature lighting and fully automated access control and disabled call alarm installations compliment the electrical installations.

Three lifts service the building, one of which serves basement to seventh floor and two of which serve the ground to seventh floor. The lifts open directly onto the office floors allowing individual tenants their own identities within the building.

A roof terrace offering excellent views of the City of London can be used as a staff breakout or for more formal client entertainment.
