About The Project:
This project comprised the re-development of an existing building in the centre of Reading including the addition of 3 floors, increasing the overall height by 20 metres, to including a purpose built roof area capable of housing a pre-fabricated plantroom, air handling units and ventilation ductwork. The basement was also utilised to house the majority of the M&E services making them easily accessible without impacting on the aesthetics of the building.
The now 14-storey building offers 736 square metres of retail space including restaurants, cafés and co-working spaces. The impressive double height reception area is accessed through three metre revolving doors and there is a cycle rack and ten executive showers located within the basement area. In addition, a total of 17,350 square metres of office accommodation is provided on the fourteen upper floors all with panoramic 360 degree glazing and a generous floor-to-ceiling height of 3.1 metres on 1st-10th floors, 3.7 metres on 11th-13th floors and 4.1 metres on the 14th floor, to provide natural light throughout the day. A 405 square metre communal sky garden enclosed by glazed panels crowns the building offering yet more panoramic views of the city.
The building boasts exposed M&E services throughout.
