About The Project:
The project is a design and build 109,068 square foot, five-storey office building to CAT A standard. The building consists of four floors of open office space, which can also be sub divided in to four separate tenancies if required, with each floor being serviced by a core area containing lifts, male and female WCs and cleaner’s cupboards. The services have been specifically designed and installed to accommodate the buildings capacity for a multi tenancy split.
The ground floor and basement areas are made up of car parking, main reception, business lounge, retail unit and plant areas.
On the roof there is a core area, kitchenette and roof terrace, along with two pre-fabricated plant rooms and associated mechanical plant, including air handling units, chillers and associated ductwork. Gas service distribution has been installed to one plantroom to serve the 3no. 330kw boilers, with the other plantroom containing the HWS distribution and chilled water services.
